premises, while not being first rate, is of the general fair ordinary kind prevailing in most houses in Victoria, I was unable to make any examination of the Western house, I went over the Eastern house however, and was satisfied that it was in a sound condition except in a few immaterial places - The Roof shews no symptoms of defect, but I was unable to go into it to ascertain the soundness of the Timbers; I am of opinion however that there is no cause for apprehending any decay therein from the satisfactory appearance of the Ceilings.
The out houses are small one storied buildings also in tolerably fair repair. The building at the North East-Corner of the lot comprises a very low Chapel School room, with a dwelling above; it is all badly built, and not in good order, or repair The Lot is enclosed with a rough stone retaining wall on the North, and a wall on the West and South where buildings do not occur.
Considering the high rates of rentals paid and the consequent value of land, and that two areas are still available for building purposes, I am of opinion that the sum asked for the property ($20,500) Twenty thousand five hundred Dollars is the fair market price.
